What 'Vastu compliant' means when a builder says it

No certifying body that we could find stands behind the words "Vastu compliant". On a brochure, the label is the builder's own description. What is Vastu compliant, in practice, depends on who checked the plan, under which school, against which North, and which rooms they looked at. You can check most of it yourself in ten minutes.

At Vastu16 we read plans under two schools and publish every rule, so we know how much a single word can hide. Our page on Vastu for a flat lists the checks for any unit. This post looks at the marketing claim itself: what it can mean, what to ask, and whether it is worth paying for.

What is Vastu compliant? The short answer

"Vastu compliant" is a description, not a certificate. We found no statute, regulation or standard that defines or certifies the label. We also found no official source saying it is unregulated, so we claim neither. What we can say is that a buyer has no official register to check it against.

Treat it like any other claim in an advertisement. Ask what it rests on, get the answer in writing, and check the sanctioned plan yourself. If you pay an advance on the strength of a false statement in an advertisement or a model flat and suffer a loss, the RERA Act provides compensation and lets you withdraw with a refund and interest (s. 12) [1].

The RERA Act governs what a promoter must disclose and advertise, and none of the sections we read mentions Vastu [1]. A promoter must register the project before advertising it (s. 3), show the RERA registration number in advertisements (s. 11(2)), file the sanctioned plan with the authority (s. 4(2)(d)), and make the sanctioned plans available at booking (s. 11(3)(a)) [1].

So the documents with legal weight are the sanctioned plans, not the brochure. An allottee is entitled to information on them (s. 19(1)) [1].

Vastu itself has no single standard to comply with. The classical texts disagree: the Brihat Samhita puts the kitchen in the south-east (53.118), while the Manasara puts kitchens in the north or north-east (XXXVI.26) [2][3]. Modern consultants follow different schools, and the two we use read some placements oppositely. "Compliant" with what, is the first question.

What the label usually leaves out

The label does not say which rooms were checked, under which school, or with which North. Those three gaps decide the answer.

Which school. A toilet at 62 degrees from the centre of a flat sits in the north-east under the traditional 8-direction school, rated avoid, 5 of 5. Under the 16-zone school the same toilet sits in the east-north-east zone, which has no toilet rule at all [4]. One consultant calls the flat compliant, another does not, and both are following their school. Our guide to 16-zone and 8-direction Vastu lists every such disagreement.

Which North. A brochure arrow that is off by 12 degrees moves a room in the middle of a 16-zone zone into the next one [4]. Our post on checking the brochure's North arrow shows how to test it.

Which rooms. A claim can rest on the main door alone. The rooms that usually decide a reading are the door, the toilets, the kitchen, the master bedroom and the centre.

Questions that turn the claim into something checkable

Ask these at the sales office, and ask for the answers by email.

Keep the email. If the claim influenced your booking and turns out to be false, that record matters. A promoter cannot take more than 10 percent of the cost as an advance without a registered agreement for sale (RERA s. 13(1)) [1].

Checklist

Check it yourself: the five rooms that decide it

Ask for the sanctioned plan of your unit, verify North, and check these five [4]:

  1. Main door. Both schools rate a door in the N, NE and E zones good, though the 16-zone school rates ESE, next to east, avoid, 3 of 5. Both rate the south-west avoid, 4 of 5.
  2. Toilets. A toilet in the north-east is rated 5 of 5 in the 8-direction school; the 16-zone school rates N, NNE and NE 5 of 5.
  3. Kitchen. Both schools rate a kitchen in the north-east 4 of 5. The 8-direction school rates SE and NW good.
  4. Master bedroom. Both schools rate the south-west, south and west good. The 16-zone school rates the edge zones SSW and WNW avoid, 3 of 5.
  5. Centre. Both schools rate a toilet at the centre 5 of 5 and a kitchen 4 of 5.

Paying a premium for a Vastu unit

We found no source that measures a price premium for Vastu-compliant flats. That number is not measured, so we do not give one.

The demand figures that circulate need their footnotes. A 2015 Housing.com survey reported that about 93 percent seek Vastu-compliant homes, but the article says its 328 respondents included brokers, architects and builders across eight cities, so it is not a clean measure of buyers [5]. NoBroker's 2020 report said nearly 67 percent of homeseekers consider Vastu compliance important, a figure in the Mumbai paragraph of a survey of 17,652 people across six metros [6]. A 2014 Udaipur survey of 200 households found 82 percent said they built applying Vastu, while 7.5 percent had consulted a Vastu shastri [7].

So some buyers care, which can matter at resale. Whether a premium is fair depends on what the label covers. Run the five-room check first, then decide what it is worth to you.

Questions people ask

What does Vastu compliant mean?

The label means the builder says the plan follows Vastu. The label does not state which school was used, which North reference, or which rooms were checked, and we found no body that defines or certifies it. Ask for those three answers in writing, and check the door, toilets, kitchen, master bedroom and centre on the sanctioned plan yourself.

Who certifies a flat as Vastu compliant?

We found no certifying body, statute or standard for the label, and no official source saying it is unregulated either. A builder may cite its own consultant, whose note you can ask to see. The documents with legal weight are the sanctioned plans, which the RERA Act requires a promoter to make available at booking.

Should I pay extra for a Vastu compliant flat?

Only after checking what the label covers. We found no source that measures a price premium. Run the five-room check on the sanctioned plan under both schools, ask which school and North the builder used, and get the claim in writing. If the plan passes your check, you can judge what it is worth to your family.
