Vastu for a flat: what to check before you book
Most Vastu rules were written for independent houses on their own plot. A flat shares walls, shafts and an entrance lobby with a whole tower. Here is what still applies, what does not, and what to check in the plan.
What you cannot change in a flat
The main door, the toilets and the kitchen sit on plumbing shafts and structural walls. They will not move. So for a flat, Vastu is a buying decision first: check the plan before you pay the token amount, not after you move in.
Five things to check in the plan
- The main door. Which zone it falls in, measured from the centre of the flat. Main door readings.
- Every toilet. A toilet in the north-east is the defect people raise most often, and the one a future buyer's family will ask about. Toilet readings.
- The kitchen. Kitchen readings.
- The master bedroom. Bedroom readings.
- The centre of the flat. Both schools keep the centre open. A toilet, kitchen or staircase there is read as a serious defect.
Do not trust the brochure's North arrow
Builder brochures often show an approximate North. An error of 10 to 20 degrees moves a room into the next zone, and the reading changes with it. Before you trust any verdict, match the tower on a satellite map and take a compass reading inside the flat, away from steel and appliances. Our check does both and shows a North confidence level.
Why two people give you two answers
The traditional school cuts the home into 8 directions. The 16-zone school cuts it into 16. A toilet at 62 degrees from North is in the north-east under the first and in the east-north-east under the second, and the two readings differ. Neither person is lying. They follow different schools. We show both, and mark each room as "schools agree" or "schools differ". The methodology page has every rule.
Comparing units in the same project
Units in one tower are often mirror images of each other, so the same layout gives different zones in each. Check each unit you are considering, then compare them side by side.
"Vastu compliant" on a brochure
No body in India certifies a flat as Vastu compliant. The label is the builder's own claim. Ask which school it follows, then check the plan yourself.
